What counts as a maturityA loan or facility whose maturity date is on a filing: a loan tape, a trust report, a schedule of investments, a credit agreement, a fund holdings report. SBA loans reach term on a date calculated from the approval and the term, and are labelled so.The need to refinance is certain; who refinances it is not, and nothing here says the borrower is in the market.
What comes due in the next 24 months, across every segment. The real estate loan tape and its weekly watch are below.
Loans and facilities with a filed or calculated maturity in the next 24 months, counted by the month they mature, with the documented balance where the filing states one.
Loans in your market coming up for refinancingHow the debt watch worksPick states, cities or counties, property types, a loan size and the lenders you care about. Every week DFX compares the public FHA and CMBS loan tape with what it saw the week before and sends the few changes that matter: loans entering the 12, 18 or 24 month window, maturity dates that moved, lenders of record that changed, loans that left the tape, HUD contracts and LIHTC compliance periods coming due.In New York City it also reads the recorded mortgages of banks, life companies and debt funds: new mortgages, refinancings, assignments and payoffs. Each item names the property, the loan, who originated or holds it, the owner or borrower where the record is reliable, and who to call.
Coverage. Covers securitised (CMBS) and agency-insured (FHA/HUD) loans with filed maturities. Conventional bank and life company loans are not yet included. Tape as of 2026-10-20, the day DFX last read every loan on it; each CMBS loan reflects the latest monthly trust filing DFX has read, and every digest item prints its own as-of date.
Open FHA insured and CMBS loans, by the month they mature
Counted from each loan’s own filed maturity date, the next 18 months. FHA dates fall on the first of the month; CMBS dates are the servicer’s. Every loan inside 18 months

A live sampleAbout this sampleThe largest loans that entered a maturity window in the last seven days, from every state. A saved universe narrows this to your market and adds the changes below the headline.
No loan entered a window in the last seven days. Maturities cluster on the first and sixth of the month, so some weeks are quiet.
Conventional debt, New York City
Bank, life company and debt fund loans from the public recordWhere this comes fromLoans that are never securitised or insured never reach a tape, but in New York City every one is recorded with the City Register. DFX reads each monthly ACRIS edition for multifamily (five units and up), office, retail, industrial, hotel and mixed use properties with $1M or more secured, and names the lender, the borrower of record and the parcel.A recording carries no maturity and no balance: amounts are what was secured when the document was recorded, and the aged mortgage count below is a count of old recordings, never a maturity date and not a forecast.Replayed on New York City recordings, a mortgage being five or more years old did not make a new recording on its lot any more likely. The anniversaries did: in the year after a mortgage turned five or ten, a new mortgage was recorded at about one and a half times the usual rate. That is an early indicator, still being tested, not a prediction about any one loan.10,311 commercial mortgages recorded five or more years ago have nothing later on the record (no satisfaction, assignment, modification, new mortgage or deed on their lots). Build your debt universe
Start from a state or a lender book, preview, then saveHow a universe worksA universe drawn around a few buildings is empty most weeks. Start from every multifamily and office loan over $5M in your states, a lender's whole book, or the HUD contracts expiring in your states, then narrow it. Each preview shows the last four weeks and how many items a week the universe would have carried over the last 13 weeks.A week with nothing material sends nothing.
The preview is free and needs no account. Saving needs a free DFX account and starts a weekly digest on Monday; the first one covers the last four weeks.
Expected weekly volume
About 6.8 items a week
Measured over the last 13 weeks of the change stream: 11 of 13 weeks had something to send; 0 a week from families whose measured precision passed the paid alert gate. A weekly digest carries at most 8 items.
581 matching changes among 1,874 on the tape in 4 weeks. Pari passu notes on one building count once.

The note moved to Goldman Sachs: in New York most refinancings are recorded as an assignment, otherwise a note sale.
Signals are measured before they are soldHow alerts are measuredEach change family's precision is measured on a blind labelled sample. Only families that pass the alert gate reach a paid digest; public signals appear labelled in free digests, and withheld families are never sent. A precision says the change is real, not that it predicts anything; no family here is sold as a validated forecast. How a change is known is printed on every item: seen changing between two DFX snapshots of the tape, computed from a filed maturity or expiry date, or a published servicer event. CMBS lender names are the originators on the filing; the note itself sits in a securitisation trust.

Who owns the financed propertyHow the owner is foundThe loan tape names the property, the lender and the maturity, never the borrower. DFX finds the owner of record by an identifier join or an identical address with a uniqueness condition, never by matching names, and each way of finding it is checked by hand against the public record.A basis names the owner only where at least 50 loans were checked and 95% of them were right; a weaker basis is labelled unverified, and one weaker still is not printed at all. A natural person is never named.

Who controls the ownerHow the controller is foundAn owner of record on a financed building is nearly always a single purpose company, so DFX also looks for the party above it, and only in a filing that states the relationship: HUD's owner participant record, or the head officer a New York City building owner has to register every year. A registered agent, a law firm and a managing agent are refused, because none of them controls the borrower. The same bar applies: at least 50 checked by hand and 95% right to say controlled by, at least 30 and 80% to name the filing, nothing printed below that.
