As of August 2026, DFX Intelligence tracks 58 private credit lenders with at least one real estate borrower on record, 174 lender and borrower pairs in all. The count is based on the borrowers each lender's business development companies report in their SEC schedules of investments and the loans DFX holds lender records for, mapped to one industry list.

How this list is made

  • A lender is listed when DFX has classed it as a private credit provider (a BDC adviser, a direct lender or a credit fund manager) and at least one company it lends to is in real estate.
  • A borrower counts for a lender when the lender, or a business development company it advises, holds or is named on a loan to it: from the BDC's latest schedule of investments, and from the facility lender records DFX keeps for each loan.
  • The industry is the heading the BDC printed beside the position, or the deal target's own industry, mapped onto the twenty industries every DFX directory uses. A heading DFX has not mapped yet leaves its borrower out of every industry page, so each count is a floor.
  • Ranked by distinct real estate borrowers, then by the date the latest one was seen.

What is counted

Included

  • Classed private credit providers with at least one real estate borrower on record.

Left out

  • Banks, which have their own lender pages.
  • Firms with only a candidate class, which DFX has not confirmed lend.
  • Loans DFX cannot tie to a named lender, and borrowers whose industry heading is not yet mapped.

  • The most active lender has 27 real estate borrowers on record.
  • The ten most active account for 49% of the lender and borrower pairs.
  • 58 of these lenders advise at least one business development company.
  • A company financed by a club of lenders is counted once for each of them, so the pairs are not a count of companies.
