What counts as a signal

The licensing authority publishes an expiration date. A renewal is a scheduled decision point, and we tell you how many days are left.

Brokerage roster movement

We count the agents of record at a firm on two dates. When that count contracts, or a firm that used to add agents monthly stops, the people there are worth a conversation.

Team roster change

A team roster we read on one date stopped listing someone on the next. An observed change, and the most recent thing in the system.

Tenure at current brokerage

The state publishes the date an agent joined their current firm. We show the tenure and let you judge it. We do not claim it is a window, because measured against our own data it is not.

Small or independent brokerage

A headcount from the licensing roster. Useful for targeting, never a judgement about the firm.

Newly licensed

First licence date, from the register. Off by default, because most recruiters exclude it and a few want nothing else.

A signal is a dated observation in a public record. It is not a statement about what somebody is thinking, and we will not sell it to you as one.

What we say
  • Joined their current brokerage 11 months ago.
  • License renewal due 23 Oct 2026, 35 days from now.
  • Their brokerage roster fell 12 percent since 26 August.
  • Licensed for 14 years.
What we do not say
  • This agent wants to leave.
  • This agent is unhappy at their brokerage.
  • This brokerage is in financial distress.
  • Top producer, when no production source supports it.

We do not publish production, transaction volume, sides or commission figures, because we do not hold a source that covers them. Where a licensing authority requires attribution for its record, that attribution appears with the signal.
